Hi Guys

I have just been going through a Fire Risk Assessment Report on one of my buildings ans I could not believe my eyes on a couple of the recommendations. Have agander and please feel free to respond.

1. The external escape route is not protected from adverse weather and will be affected in inclement conditions.The route needs to be enclosed with suitable materials to enable its use in adverse weather conditions. Alternatively, ensure policies are put in place to facilitate its use at all times that the building is in occupation. (This was deemed a normal risk rating)

The term "Reasonably Practicable" springs to mind..........

The next one is a topper....


2. The final fire exit doors are not provided with "Fire Exit" sign. A 'Fire Exit' sign should be placed on the surface of/or above all doors (direction of travel) that provide the final exit from a designated escape route or any doors which act as and have any reciprocal bypass arrangement for any emergency egress. All signs must conform to BS 5499 and the Health & Safety (sign & signal) Regulations 1996.

This was deemed as a Very High Risk Risk, it is a Glass Fire Rated Door Exit which takes you straight onto the street level, no other doors at the bottom of the stairs.

FRA conducted by a competent professional, or someone given a day's "training" and then expected to come up with a professional assessment?
It's your FRA though, so it won't be problem to correct.

This was a Fire Consultant from a very large consultancy, yes scary
