hi all,
do DOMESTIC landlords have to follow same rules for H&S as commercial?
i.e. fire risk assessments etc etc...

Assuming you are referring to the duties as per RRFSO, then no, the duties apply to non-domestic premises. The exception being where there are communal areas in a domestic dwelling, such as a block of flats or university buildings.
