Hi, Learned Friends, I am trying to find out about Demolition and hoped someone could help with an answer or at least point me in the right direction. I am talking specifically about demolition of buildings in residential areas as in What legislation/guidance does this come under? for instance should the demolition firm liaise with the residents and constantly provide information and risk assessments etc and what sort of exclusion zones should they use. Any imformation would be greatly accepted and help with understanding this better. Alan

Well obviously i took it for granted that i needed that as part of it, I was talking more of local level control as in from a council etc. And obviously hoping to draw on anyones experience in the field. Most of the CDM side obviously deals with the people working on the project obviously, but i am talking about residents or general public that is close to the demolition as in what information and when they should provide it to them. Alan - Try Section 80 of the Buillding Act. Most LAs seem to have their own form that has to be filled in and says on it what further info is required.

If the demolition company does not know all about this then you have selected the wrong one

Exclusion zone entirely dependent on the size of structure and method of demolition. Controls may be hoarding/HERAS fencing, or you may need Police, letters, house-to-house etc. on the day for demolition of a high rise. Most demolition of adjacent structures in residential setting have little or no impact on residents. Some upset on local parking perhaps, and some noise nuisance. Dust, mud (transfer from site to public roads), protecting the public and traffic management should all be covered in Construction Phase Plan and are all referenced in the British Standard I mention above. But then you already knew that, apparently.

The old standard used to require a exclusion zone od 1.5 times the structure height. Now the standard requires an exclusion zone, consisting of the plan area (building footprint), drop area, predicted debris area, and a buffer area Exclusion zones should be assessed and established for all types of collapse, irrespective of the method of demolition and size of the planned collapse. Each demolition activity should be individually assessed and new assessments should be made and used for different demolition activities and differing types of situation. Exclusion zones should be applied when a whole or part structure is being demolished and should include areas where demolition machines are operating, and where arisings from the demolition can be deposited or otherwise handled, including controlled areas for soft strip materials.
