Oh no another FRA question! Opinions please. We are a landlord of a multi occupancy building. One of the tenants is a government based agency. They have contracted a national company to carry out all FRA. We are located in a rural island location. The agency has inquired if we (the landlord) could carry out the FRA of the office in question (very small office used for admin only - no storage etc) and provide a copy to the national company. Our competence is not in question as we have a small team of fire risk assessors with intrinsic knowledge of the building, processess within it and all services etc. This is a one person operation - a recorded FRA is desired. We do not however have PI insurance as we are not a HS consultancy. Personally I think the risk of injury / damage due to a mistake by our team is almost non-existant, however in this day an age perhaps PI is a must iirespective of risk? I know there is also the question of responsibility, but from a common sense point of view we would be the best placed to do this in conjuntion with the tenant and other building users. The alternative would be to say no - from experience I know we will end up with a tick box FRA carried out during a fleeting visit. It will be very unlikely the we will be contacted to discuss/review our fire safety arrangements or look at building plans etc so as the landlord we will be accepting an assessment that means very little other than a compliance exercise. No PI ?? surely you have PI for your small team of fire risk assessors? no?

No Bleve, we only carry out FRAs on our own properties. We do no work for 'clients'. This tenant has asked us to assess their office within our own building so we would in effect become a consultant.
