A customer of mine has asked me the following and seeks a definitive answer: "Do you happen to know how often the main curtains and nets in the boarding houses need to be washed. Also how often we should look at replacing the mattresses, provided that they have not been damaged and need to be replaced for that reason. We use the beds for approx 10 months of the year, so is there a statutory requirement time wise in replacing matresses and washing curtains.?" This question has arisen because Ofsted asked this question during a recent inspection, and my customer could not give a concrete answer. I have looked on the Ofsted website and emailed their enquirie line. I have also rung the local councils and the health and environmental agencies and nobody has any clear information. I have checked on the hotel and guest house website as well and it appears to say that replacing mattresses is all down to the frequency of use. There is no clear guideline, to what constitutes the frequency of use of matresses and thus replacing or for washing curtains and nets. I, as their advisor, need them to put in place some sort of protocol / guidance / procedures, so that these areas become standard. Any answers, best practice, or good opinions most welcome. Rich

Is it worth contacting the H&S person at some major hotel chains? Thay may be able to give you some pointers

Personally I would look at buying in Matress protectors, which should be less expensive to change more often and will prolong the life of the mattress and also be more hygienic. As to the changing of the matress, I have been reliably informed that there is no set guideline, as long as the guests are still comfortable.

You may need to be careful when it comes to washing curtains in case they have fire resistant coating on them which may be effected by repeated washing. depending what type of premises we are talking about.If she could not give a definitive answer then ask the OFSTED inspector for the definitive answer. I would say it is a bit of an odd question and from your own research there seems to be no specific time-line so i would go back to the ofsted inspector for the answer. Potentially the answer might be when they are damaged or beyond repair (mattresses) and when they look dirty (curtains)

Rich - it is an odd one and if everything else was fine with the OFSTED visit you'd perhaps wonder if they were trying to justify the visit. I did find this on a quick google search http://www.hotelmattress....uk/contract-regulations Sets out some of the standards bedding should meet for this area of use. Do you use a contract linen hire / laundry service. They might be able to give some advice although obviously they will want more frequent intervals for commercial gain.

Most hotels I have spoken to tend to change matresses when they receive a complaint from a customer, since the qualities of individuals using mattresses varies and therefore can cause one matress to last 5 years and another only 3. Curtain wise, it probably depends on the curtains since some will be fine with just a vaccum and washing them would destroy them.

The OFSTED inspector who asked the question did not know the answer. I checked the Boarding School Standards and no mention is made of either matresses or curtains. In conjunction with the relevant manager (and information from all the above posts for which I thank everyone) I have managed to devise a procedure based on users complaining about matresses (damaged, gone lumpy, soiled etc), an inspection regime (3 times a year) by competent people and the use of matress protectors. In respect of curtains thank goodness they are all washable but I take on board the post above which mentions the degradation of the fire resistant coating. Thanks everyone - have a nice weekend Rich
