Hi all, Scenario:- New warehouse is being built, warehouse has a pick tower that has a max travel distance of 90m to nearest fire exit. The pick tower has sprinklers on all 3 levels but no fire corridors or protetced stairways. Question is would buidling control not pick this up and review?

Azza, This should be picked by planning. You are required to prepare a fire strategy as part of the approval process. This strategy should identify the basis for the approach taken. This could be either in line with general building guidance, BS9999 requirements or based on a fire-engineered solution where neither standard is applied. Hope it helps, Tony.

Azza - Building Control and Planning do not vet applications in the same way as once happened. So, in essence it is for the applicant to largely say "It's OK". Hence, as Tony notes if the design doesn't meet the normal standards set in out one of the Approved Documents the design should explain how an equivalent standard of protection would be achieved. That said exceeding a 45m travel distances seems very odd. Where I live (Scotland) the Planners are generally completely disinterested in matters of safety and there is no process for commenting on applications for Building Warrant.
