Hi All

I need some help advising a client on there fire safety responsibilities as a landlord. They run a cafe on the ground floor and want to open an Air BnB type accomodation above it within a 2 storey building.

I have already considered 60 minute fire stopping, smoke alarms, fire safety instructions for residents. They have a fire alarm in the cafe but are reluctant to extend it to the flat upstairs due to the cost of doing so and disturbing the residents at the time of the weekly testing.

What else do I need to think about on this please?

It depends on which of the devolved nations your client is based - Airbnb lettings have different requirements based upon where they are and which local authority or council they would fall under.

A lot of short term rental tends to try and avoid landlord responsibilites.

The latest case just heard in Edinburgh has ruled the Scottish Governments incoming rules on short term lets were unlawful.

What if they are D/deaf if its rented out how do you know.
