I used to be a MIOSH but have long since stopped keeping up with legislation.

I no live in a 4 storey block of retirement flats built aroung 1991. Each flat's front door opens on to a communaal corridor, looks to be fire resistant, has a self closer, and  frames with a 1" rebate. We are expecting to be told these doors must be fitted with intumescent strips. Can anyone tell me if this is corect, and if so point me in teh direction of relevant legislation and/or ACOP.

Fire Safety (England) Regulations 2022, Flat entrance doors state:

Intumescent strips (which expand when exposed to fire and seal gaps around the door) and smoke seals (which look similar to draught seals), if present, are undamaged, make contact with the door edge or frame, and have not been painted over during decoration activities.  (If they were not originally present, this may be acceptable, subject to the findings of the fire risk assessment.) These strips and seals may be fitted to either the door or the frame, and they are normally combined (see photo 3).Hot and cold smoke seals are required where residents are dependent on others to assist them out.

The Regs state in the introduction that it is assumed the Fire Risk Assessment has previousely been carried out.  If no fire risk assessment has been carried out arrangements must be made for this to be made as soon as is practically possible.

The driver for changing existing installations will be where things have changed over time.

If the gaps around the sides and top are less than 3mm adaptation should generally not be required.

The gap at the base should not exceed 3mm if smoke sealing is required but can be up to 10mm otherwise.

In 2018 a number of Fire Doors were withdrawn from sale whilst new testing was undertaken
